| Summary, etc. | Nécessaire devant l’augmentation de la population mondiale et l’urbanisation croissante, la densification urbaine dispose maintenant de bases légales dans divers pays, comme la France et la Suisse, dans le cadre de la lutte contre l’étalement urbain. D’apparence simple, la densité urbaine recouvre pourtant une réalité complexe : elle peut se décliner en de multiples indicateurs dont aucun ne prend véritablement en compte la dimension humaine, le cadre de vie ou le vécu des habitants.Après avoir montré cette complexité, le présent article détaille les avantages et les inconvénients de la densification urbaine, les freins à son développement ainsi que les acteurs impliqués. Il met également en lumière le débat terminologique entre densité urbaine et intensification urbaine : cette dernière, préférée par certains praticiens et chercheurs, propose une approche plus qualitative et globale, intégrant la diversité des usages, la qualité des espaces publics, la place de la nature en ville et le bien-être des habitants.Chaque démarche d’intensification urbaine doit être soigneusement planifiée, elle doit s’adapter au contexte local (ressources, géographie, histoire, morphologie, etc.), s’appuyer sur les connaissances scientifiques relatives aux effets en matière de santé, d’environnement et de qualité de vie, et impliquer les habitants dès les premières phases de conception. L’intensification urbaine doit relever le défi de viser une ville plus résiliente, inclusive et durable. |

| Summary, etc. | A necessary response to a growing global population and increasing urbanisation, urban densification now has legal foundations in various countries including France and Switzerland, as part of the fight against urban sprawl. Although apparently simple, the reality of urban density is complex. It can be broken down into multiple indicators, none of which truly considers the human dimension, the living environment, or the experiences of residents.This article describes this complexity and presents the advantages and disadvantages of urban densification, the obstacles to its development, and the stakeholders involved. It also highlights the terminological debate between “urban density” and “urban intensification”. The latter term, preferred by some practitioners and researchers, offers a more qualitative and comprehensive approach, integrating the diversity of uses, the quality of public spaces, the place of nature in the city, and the well-being of residents.Every approach to urban intensification must be carefully planned, adapted to the local context (resources, geography, history, morphology, etc.), based on scientific knowledge regarding the effects on health, the environment, and quality of life, and involving residents from the earliest design phases. Urban intensification must address the challenge of aiming for a more resilient, inclusive, and sustainable city. |
