Summary, etc. | RésuméEn s’appuyant sur une étude de cas portant sur la commune de Nantes, l’auteur propose d’évaluer le rôle des lignes de tramway dans la différenciation spatiale des prix des appartements proposés à la vente en 2004 en empruntant une approche selon la méthode des prix hédoniques. Il ressort des estimations que si une analyse bivariée fait apparaître un différentiel de prix significatif en défaveur des corridors de tramway, une analyse multivariée de type régression multiple permet de repérer deux effets antagonistes du tramway sur les prix, donnant un effet net qui est négatif à faible distance du centre-ville et positif au-delà. |

Summary, etc. | This paper seeks to estimate the role of tram lines in spatial disparities of apartment prices in the city of Nantes using the hedonic price method. The main results of the study are that, although a bivariate analysis concludes that apartment prices are significantly lower in tramway corridors, a Poisson multiple regression is used to assess two distinctive, contrasting effects of tram lines, leading to a negative net effect in areas near the city centre and a positive one farther away. |
