Dans un contexte marqué par un traitement indifférencié de l’espace au moment d’acquérir un bien immobilier, quelques propriétaires se singularisent en achetant autour de leur résidence ou de leurs biens de rapport. Parmi eux, figurent de grands propriétaires patriciens qui se contentent de saisir une opportunité d’investissement, et de petits propriétaires, commerçants et artisans de métier, pour qui l’extension de la propriété existante est l’unique opération immobilière qu’ils réalisent. Leur faible pratique du marché et leur appartenance à un milieu où la propriété est un attribut éphémère les prédisposent à reproduire leurs investissements dans les mêmes lieux et auprès des mêmes vendeurs. La configuration spatiale de leur patrimoine serait alors la traduction de l’étroit réseau d’échanges dans lequel ils sont insérés.

The small investment network of craftsmen and shopkeepers in 17th-century Venice This paper examines the patterns of real estate investments in an urban context generally characterized by a desinterest for their localization. It illustrates the strategies vis-à -vis the market enacted by two groups who buy in the immediate neighbourhood of their real estates (in term of both property and tenancy): on the one hand, by important patrician households taking advantage of several opportunities, and on the other, by small households of craftsmen and shopkeepers who only acquired few properties in the course of their life-cycle. It shows that the latter confined their real estate purchases to a small area and from a small number of sellers. This pattern is a result of their weak position in the market and their adherence to a professional world in wich property was a short-lived attribute. The configuration of the patrimony of these craftsmen and shopkeepers is interpreted as a sign of their small investment network.
